Q1. Who is responsible for streetlight maintenance and how should homeowners report issues?

A1.  Should you note a streetlight outage, please email the community manager or, to report an outage directly to the power company, click: https://www.preco.coop/energy/outdoor-lighting/request-repair/.

Q2. What days is (trash / waste / garbage) picked up?

A2. Trash pickup Tuesday and Friday. Recycle Tuesday. Yard waste Wednesday.

Q3. Is there a paint color chart available for the Community?

A3. Yes, it is available in the Caste Management Lakewood Ranch Office as well as both Sherwin Williams locations in Lakewood Ranch.

Q4. Who is responsible for golf course maintenance?

A4. The Golf Course is a separate entity and is responsible for their own operation and maintenance of all property belonging to the River Club Golf Course.

Q5. How does the HOA backflow testing program work?

A5.  Backflow testing of one backflow device per lot is conducted annually by a contracted Manatee County-approved approved licensed and insured plumber. This is included as a part of your annual assessments. Lots with two devices are inspected as well and the second inspection is billed to the lot owner.  Should you receive a notice from Manatee County that your backflow requires inspection please do not contract your own contractor to do so as this is included in your assessment already.

Q6. How can interested people join committees?

A6. If you are interested in joining a committee, please complete the Notice of Intent form and submit it to the community manager. You will find the form to be completed under the Documents tab- Resident Forms & Applications.

Q6. What are the usual locations for committee and Board meetings?

A6. Please view the calendar of events section of the website to confirm the date, time location of all meetings as this may change from time to time. Notice is also posted on property on the colonial post signs at the south entrance between Partridge St. Cir., the corner of Clubhouse Dr., and at the north entrance across the street from Braden River Elementary School near St. Rd. 70.

Q7. What is the process for reporting a violation in the community?

A7. If you would like to report a violation you may do so by emailing manager@riverclub.us. Please include the address and a description of the violation. The Property Manager will visit the location upon the next compliance inspection to verify the violation and restriction referenced. Please note that notices are mailed and escalated as permitted by the Governing Documents and Florida Statutes.

Q8. Questions/ concerns that should be referred to Manatee County authorities rather than the HOA.

A8. The responsibility of the HOA is to enforce deed restrictions, covenants and rules and regulations, which are part of the HOA’s governing documents. The HOA does not act as the provider of security for owners, tenants and guests. Additionally, the HOA does not act in a law enforcement or emergency responder capacity. Every owner, tenant and guest is responsible for their own personal security, as well as the security of their property.

If any owner, tenant or guest witnesses a crime, is the victim of a crime or experiences an emergency involving imminent harm to people or property, they should immediately contact law enforcement by calling 911. When in doubt, contact law enforcement before contacting the HOA.

Q9. What are the rental restrictions in the community?

A9.  The homeowner must submit a copy of the lease along with the Rental Application to the Manager prior to the occupation of residents by the tenants. The minimum period for a lease is six (6) months. A unit may not be rented more than twice in a 12-month period. The owner/landlord of the rented property must hire a professional landscaper to maintain the yard and irrigation system of the rented unit. A copy of the landscape/irrigation contract must include mowing, trimming, disease/pest control and fertilizing, and must be submitted together with the lease application.

Q10. Are Golf Carts allowed on the roads in the community?
